The University of Szeged is in the downtown, by the Tisza river. Flats close to the university are more expensive. Downtown is full of historical old buildings. Most owners ask for 2 months fee as a security deposit and the 1st month of rental fee at the time of signing the contract. (In case you have not done any damage to the apartment and have paid all your utility bills at the time of leaving you will get your deposit back.) You will have to pay the rental fee in advance every month usually at the beginning of the month. In addition, you have to calculate with the overhead costs (common cost, electricity, water, and heating), which has to be paid after the period every month, when the owners get the bills from the supplier. Out of these costs, the heating bill is the one that can vary the most, it ranges between 15-30.000 Ft./month, depending on the heating system and size of the apartment.

The common cost is between 5-15.000 Ft./month, which includes the maintenance and cleaning of the building and the garbage for example. Water and electricity cost is as much as you use, these costs are usually around 5.000- 10.000 Ft./month. Besides these costs the heating bill is the one that can vary the most, it ranges between 5.000-30.000 Ft./month in winter time, depending on the heating system and size of the apartment. In most of the apartment there is cable TV and internet connection, however, you have to make your own contract for the service. It costs about 3.000-10.000 Ft./month.
There are two types of rental contract. Definite and indefinite. If the contract is for an indefinite term the lease does not have to be renewed. If the contract is for a definite term you should inform the owner 30 days prior to the end of the lease your intentions to extend the term.
Once the check-out has been conducted, the property has been cleaned to a satisfactory standard the deposit will be returned to you, less any deductions like unpaid utilities, rent or damages to the apartment.
The tenant has the liability to pay rent until the end of the contract (usually a minimum term is included). If for any reasons renter needs to move out early the deposit will stay with the owner.
Before you start your experience as the university student you have to deal with some official jobs at the immigration office.
Students from EU countries and EEA are obliged to declare their address within 15 days after the arrival.
Students from EU or EEA, need the following:
Non-EU Students have to arrive with a “D5” student visa which is valid for 365 days. In this case, you have to declare your address to the Police within 15 days after your arrival. You also need certificates proving that you are able to cover your expenses in Hungary. You need Bank certificate showing you have enough (for your cost of living) on your account. You need a declaration of address signed by the owner of the flat, a document proving that your landlord is the owner of the flat(Friss hiteles tulajdoni lap).
